5 Tips for Those Needing to Sell Their Current Home in Order to Purchase Their Next Home

Let's talk about SELLING YOUR HOME + BUYING A NEW HOME!

Have you been thinking about selling your home but you're not sure where to start or whether or not it's still a good time to sell? If you'll need the proceeds from the sale of your current home in order to buy your next home, here are a few thoughts for you to mull around (or pass along to your friends + family in this position) and what I would professionally recommend!

HERE'S THE THING...if the perfect home hits the market, you want to be able to ACT FAST! If your offer will be contingent upon the sale of your current home, it is not in the seller’s best interest to accept your offer if the home you're selling doesn't already have a contract on it. Sellers want to know your offer is SOLID and they want to avoid as much risk as possible! They want to know they have nothing to worry about if they choose to accept your offer.

Here are 5 steps I recommend you take if you need the proceeds from one home in order to purchase the next one:

  1. Fill out my seller's intake form and let's see how much your house is worth.

  2. Let's get you connected with a lender (I've got folks I can recommend) and get you pre-approved so we know how much house you can afford with the estimated net proceeds calculated in.

  3. LET'S PUT YOUR HOUSE ON THE MARKET!

  4. Get it under contract ASAP!

  5. LOOK FOR YOUR NEXT HOME!

As a reminder, we are still in a seller's market! Just last week I listed a 3-bedroom, 2-bathroom house at $199,900 in Sabine ISD (with a Kilgore address) first thing Monday morning that received multiple offers. We were under contract by Wednesday afternoon!
