East Texas Real Estate Market Update (April 2023)

I’m currently at home sick while writing this and thought I’d go ahead and tackle this blog post so I’m not totally useless today. I don’t get sick very often but I did end up with what seems to be a cold and then I also have a strep throat viral infection around my mouth. It’s great and I look amazing (kidding).

Anyway, I can’t tell you how many times I’ve been asked just in the past week about the real estate market. The truth is, this market is different and it’s continuing to shift. A lot of real estate agents are leaving the career because of this changing market but not this gal. I love what I do and I love being challenged! I’m continuing to remind myself that the market may change but God does not. I’m called to be faithful in the small things, do my job well, and to keep showing up!

Here’s the East Texas real estate market update for the month of April:

  1. The average sales price decreased from $281k in March to $265k in April.

  2. There is 2.1 months of inventory which means we need houses to sell.

  3. The average days on the market is 72 days.

We remain in a seller’s market which means sellers do still have the upper hand. However, don’t be surprised if buyers are asking for closing cost assistance, repairs, or home warranties. That being said, inventory continues to be low, so your home will stand out if you do decide to list it. Fewer houses means there will be more buyers seeing YOUR house! And, if you price your home right, it’s very likely you could get multiple offers on it.

I personally am looking for more houses to list because we NEED THEM! We’ve got buyers who aren’t able to find a home that meets their needs. I specifically have three different sets of buyers looking for a house with the following criteria:

  • 3/2 within 15 minutes of White Oak ISD

  • 4/2 or 4/3 in Hallsville ISD

  • 3/2 on roughly 1-2 acres in the East Texas area

I treat every client as if they were my only client because that matters to me. Folks can tell when a realtor is too busy or inattentive.

I’m not in it for the money, but I will absolutely earn my paycheck. Realtors are the most expensive part of a real estate transaction. If someone is going to trust me with the biggest financial decision they will ever make, then you can bet your bottom dollar I’m going to make sure they get their money’s worth. I’m going the extra mile. It’s who I am. I put my all into everything I do.
