East Texas Real Estate Market Update (June 2023)

I’m writing this on a Sunday. It’s HOT in East Texas! The heat index is triple digits which means I’ll be inside for the rest of today. My husband and I got gutters on Friday and we are PUMPED! Nothing says “we’re adults” like eagerly anticipating the next rainfall so we can see the difference it makes in our yard. I feel like I’ll expand on this later on because what we’ve had going on at our house is something that shows up on many home inspections and I think folks will benefit from what I’ve learned during the process.

We received the sales report for the month of June! As always, I think it’s important for you to be aware of what’s actually going on in the real estate market. I want to be your trusted resource! Rather than getting your information from your friends, family members, or even the news…my hope is that you feel confident in turning to me for professional real estate advice in the ETX market!

Here’s the East Texas real estate market update for the month of June:

  1. The average sales price INCREASED to $305k (previously it was $285k and before that $265k)

  2. There is 2.6 months of inventory

  3. The average days on the market is 69 days

  4. There were 69 closed sales

  5. More than 50% of buyers are purchasing houses between $200k-$299k

The fact that the sales price CONTINUES TO INCREASE is proof we remain in a seller’s market that is only continuing to get stronger. In my most recent post, I talk about what you can expect from the real estate market in the upcoming months and years. They anticipate interest rates will drop which means prices will continue to go up! I’m continuing trying to get more listings because we have such a high demand for them and this need will only continue to heighten! It’s all about supply and demand.
