Before You Re-List: What Every East Texas Seller Needs to Know About Relaunching Their Home

If your home sat on the market without selling, it’s easy to feel discouraged! Especially in a place like East Texas, where homes can move quickly when they’re launched strategically. But here’s the truth…when a listing doesn’t sell the first time, it’s not a dead end. It’s an opportunity to relaunch smarter, stronger, and with a clear plan that attracts the right buyers!

I’m Kristin Koonce, and I specialize in helping homeowners across Longview, White Oak, and surrounding East Texas communities relaunch their listings and finally get to the closing table. Whether your home expired, was withdrawn, or you’re just ready to start fresh, here’s what you need to know before you re-list.

1. The market has shifted and your strategy should, too!

The East Texas real estate market isn’t the same one we saw two or three years ago. Interest rates, inventory, and buyer behavior have changed and so should your approach. What worked in 2021 won’t work now. Buyers are cautious, rates are higher, and competition is tighter. That means pricing, presentation, and promotion matter more than ever.

Before you re-list, ask your agent (or better yet—me!) for a data-driven pricing strategy based on current active, pending, and sold listings in your immediate area. Not just what’s “listed” nearby, but what’s actually moving. That’s how we determine a realistic range that attracts attention instead of collecting days on market.

2. Presentation is EVERYTHING…especially online!

If your home didn’t stand out online the first time, that’s where we start. Today’s buyers make decisions with their thumbs—scrolling Zillow, Realtor.com, and social media before they ever step foot in the door.

Here’s what I do when I launch EVERY LISTING:

  • hire a professional photographer who capture the light, space, and lifestyle of your home

  • add aerial drone footage and twilight shots (if applicable) to showcase the property’s setting

  • highlight lifestyle—porches, acreage, workshops, land—not just walls and rooms

  • craft new, search-friendly listing copy that tells a story buyers connect with

If your home didn’t grab attention online before, it will now.

3. Fix what buyers noticed…not what you THINK they noticed.

When a listing lingers, it’s tempting to repaint everything or replace flooring. But sometimes the real issue isn’t cosmetic—it’s perception. Maybe buyers felt the price didn’t match the features, or the layout photos didn’t showcase the best spaces.

I dig into showing feedback, market data, and buyer behavior reports to pinpoint the actual roadblocks that kept offers from coming in. Then, we address those directly before relaunching whether that’s new staging, strategic updates, or repositioning the home’s story.

4. Reassess your pricing. Overpricing is underestimating the market.

In a shifting market, homes that sit too long send the wrong signal. Even a small price adjustment can bring your listing back into the spotlight and reach new buyers. Sometimes, pricing isn’t about lowering value. It’s about reframing positioning. A home priced correctly attracts faster offers, stronger interest, and often nets more than a home that starts too high and sits.

Before re-listing, I’ll walk you through a comparative market analysis (CMA) designed specifically for relaunches—focused on timing, competing inventory, and current buyer demand.

5. Marketing needs more than the MLS—it needs to reach the right buyers directly.

The MLS is essential, but it’s just one piece of a complete marketing plan. When I relaunch a listing, I use a multi-channel strategy that goes beyond what traditional agents do. That includes:

  • targeted social media ads to reach qualified buyers actively searching in East Texas

  • email campaigns to agents, investor lists, and relocation networks

  • a custom property website with analytics and lifestyle photos

  • local promotion across East Texas real estate pages and online groups

This isn’t “just another listing.” It’s a reintroduction, and it deserves attention.

6. Update your timing and seasonality plan.

Timing matters. Depending on your home’s location and type (acreage, in-town, new construction, etc.), certain months (or even days of the week!) perform better.

Before re-listing, we’ll review your property’s ideal launch window, create a countdown plan for pre-launch marketing, and make sure your home hits the market at full strength.

7. Rebranding your listing = renewed buyer interest

If you’re relaunching with a new agent or approach, it’s time for a rebrand. That means:

  • new photos

  • new description

  • new social media campaign

  • new energy

Buyers notice. The listing feels “new” again—and that sparks curiosity. When done correctly, this approach helps even expired or withdrawn listings find the right audience and generate fresh momentum fast.

8. Work with an agent who specializes in relaunching listings.

Not every agent loves relaunches, but I do. That’s why my motto is what it is—I don’t just list properties…I SELL THEM! Having a listing means absolutely nothing to me if it doesn’t sell. I don’t make money if you don’t make money. I’ve seen what’s possible when strategy meets persistence, and I also know what I bring to the table. There is no other agent in East Texas who does what I do. I’ve never met a listing I didn’t love, and I’ve had a 100% success rate getting listings sold.

I focus on repositioning homes that didn’t sell the first time with new marketing, updated pricing data, and a local game plan designed to get results. Sellers who felt frustrated and overlooked often end up celebrating a smooth sale just weeks after relaunch.

9. What’s your relaunch plan?

When we work together, your relaunch plan will include:

  1. full market analysis—understand what went wrong and where your opportunity lies

  2. property prep checklist—staging, updates, and must-do tasks

  3. fresh marketing launch—professional photos, virtual tour, and digital ads

  4. listing rebrand—new MLS copy, story-driven description, and keyword optimization

  5. launch week schedule—maximize visibility in the first 7 days

  6. ongoing communication—weekly performance updates and showing feedback

No guesswork. Just a clear, proven plan that gets your home noticed AND SOLD!

Kristin Koonce Burroughs, REALTOR®

My name is Kristin Koonce Burroughs and I’m a REALTOR® in East Texas for BOLD Real Estate Group.

For starters, I’m not your average real estate agent! I jumped into this business boldly four (4) years ago because I want to make a difference. I want to do what other realtors aren’t doing.

My entire business is built around loving people well. That’s my business philosophy and that’s what I’m all about! I want others to be so delighted with my services, they can’t help but tell their friends about their experience with me. I want my clients to say, “Working with Kristin is better than trying to do this alone.”

In regards to my work ethic, I’m a morning person and I get the majority of my work done before most people’s alarms go off. I’m creative, proactive, a go-getter, self-disciplined, and self-motivated with an appetite to grow and be better than I was yesterday. I’m a problem solver who is strategic and thinks outside of the box. I have a lot of energy, talk fast, work quickly, and don’t drag my feet. I care a great deal about offering integrity, kindness, grace, and punctuality to the clients, agents, lenders, inspectors, appraisers, and title companies I interact with. I treat every client as if they were my only client because that matters to me. Folks can tell when a realtor is too busy or inattentive.

I’m not in it for the money, but I will absolutely earn my paycheck. Realtors are the most expensive part of a real estate transaction. If someone is going to trust me with the biggest financial decision they will ever make, then you can bet your bottom dollar I’m going to make sure they get their money’s worth. I’m going the extra mile. It’s who I am. I put my all into everything I do.

So, if you’re looking for a real estate agent in East Texas who can help you list property or buy property, let’s chat. You won’t regret it.
