Here's the latest ETX real estate market update for the month of September:

  • Average Sales Price: $284k (this is up from $277k in August)

  • Average Days on Market: 63

  • Number of Closed Sales: 56

  • Months of Inventory: 3.2 (compared to 2.0 in September 2022)

  • Price Distribution:

    • $0-$99,999 (1.9%)

    • $100,000-$199,999 (11.3%)

    • $200,000-$299,999 (43.4%)

    • $300,000-$399,999 (22.6%)

    • $400,000-$499,999 (3.8%)

    • $500,000-$749,999 (15.1%)

    • $750,000-$999,999 (1.9%)

    • $1,000,000+ (0.0%)

Homes above $400k are taking longer to sell. If your home is in the $200,000-$299,999 price range...you are in a very hot spot! If you're not sure what the market says your house is worth and find yourself feeling curious, tell me about your home and I'll see what price point you'd be looking at if you decide to list within the next few weeks.
