15 Things I Learned in 2023
Although I am aware that we can start fresh at any moment of any day, there is just something about the New Year that is good for my soul. I love taking the time to think back on the previous year and reflect on everything God has done and what He graciously allowed (or didn’t allow). And you know what else? I’ve actually rested these last two weeks of December. I still had to work—tending clients and maintaining transactions and organizing upcoming listings—but I only did what was absolutely necessary because a) this year wore me out and b) you’ll read below how I’m slowly learning to prioritize rest.
ETX Real Estate Market Update (November 2023)
I love brainstorming and finding new ways to better serve those around me and add value to their life. I’ve decided it doesn’t do YOU much good if I’m not breaking down the numbers and presenting data about the ETX real estate market in a way that is understandable and more relatable to you. I spent time yesterday really diving into the numbers for November so you can see what’s happening WHERE YOU LIVE!
Which Buyer Type Are You?
I love recognizing what buyer type I am working with and then going out of my way to ensure I’m meeting their unique needs. No two buyers are the same! Each one has different needs, a different story, a different timeline, a different goal, and a different way of navigating the home buying process. I want to go through the five (5) different buyer types with you so you can figure out which buyer type you fall under and how I can best serve you regardless of what buyer type you are!
What You Can Do NOW to Prepare for Buying a Home LATER
It feels nearly impossible to know when the “right” time is to buy a new house or sell your current house (or both). As I’ve chatted with buyers and future buyers, I’ve noticed a common theme and thought I would put what I know about real estate and the home buying process in a blog post to hopefully help future buyers navigate the process. Buying a house is one of those things where you don’t know what you don’t know which is why it is that much more important to work with a realtor!

What to Anticipate the Next Two Years in Real Estate
Buyers have been frustrated since last summer (2022) as interest rates have been more than double (if not more) than what they were a few years ago during the pandemic. As a real estate agent, it’s my job to be in the know so I can be a trusted resource for buyers and sellers in the real estate market. This isn’t something I take lightly! It’s extremely important to me that I lean in and stay up to date about what’s actually going on.

Home Loans, Home Insurance, and Appraisal Red Flags
Did you know there is certain criteria a home must meet in order to qualify for an FHA or VA loan? There are also various items that will make it hard for a buyer to get coverage on a home! In order to do my job as a real estate agent well, it’s important for me to know as much as I can about the different loan types AND home insurance! Specifically, what may disqualify a house. Why? Because this will help me better serve my clients as we begin the home buying process!
East Texas Real Estate Market Update (April 2023)
I can’t tell you how many times I’ve been asked just in the past week about the real estate market. The truth is, this market is different and it’s continuing to shift. A lot of real estate agents are leaving the career because of this changing market but not this gal. I love what I do and I love being challenged! I’m continuing to remind myself that the market may change but God does not. I’m called to be faithful in the small things, do my job well, and to keep showing up!
3 Things to Consider Before Accepting an Offer on Your Home
There are several items to keep in mind when it comes to accepting an offer on your home. Unfortunately, at the end of the day, most folks only care about the dollar amount. However, as a real estate agent, it’s my job to help you weigh all factors prior to accepting an offer. The highest offer is not always the best offer! Depending on your situation, there may be several other factors you need to take into consideration first!
What to Do if You Think the Appraisal District Over-Assessed Your Home Value
If you think the appraisal district over-assessed your home value, hopefully this blog post will help you navigate what to do!
Why You Should Get a Home Inspection
During the pandemic, a lot of buyers were waiving. home inspections in order to stand out from other offers. While doing so does make your offer stronger and more appealing to the seller, it’s not in your best interest as the buyer who will soon be living in the house to waive the home inspection. As a real estate agent, this is NEVER something I recommend to my clients.
East Texas Real Estate Market Update (March 2023)
The “busy season” in real estate is typically from February 1st—July 4th so we are in full swing! There’s not as many buyers in the market as there have been in the past because interest rates are not what they were. However, that doesn’t mean it’s not a good time to buy.
How much money do I need to buy a house?
If you’re even somewhat thinking about beginning the home buying process, it’s important to understand closing costs! This is the amount you’ll be paying in cash on the day of closing. These fees are required to be paid in order for you to take ownership of the house!
Chicken Wire, Blisters, and Wounded Hearts
Have you ever been deeply wounded by someone you loved and who loved you? It really messes you up internally and you don’t quite know what to do with yourself after that, am I right?
Building new relationships becomes a struggle because we are terrified of getting hurt again. We begin reacting and responding in certain ways because we fear rejection. We fear being known and loved again because of where being known and loved got us—left with a broken heart and serious self-esteem issues.
